Condominium Law
Our Condominium law practice includes advising and representing condo boards in all areas of concern. We review and recommend changes in the by-laws and house rules. We also represent the boards in dealing with contractors and vendors providing goods and services to the condominium association and assist the board in enforcing the provisions of the by-laws and house rules.
Schechter & Brucker, P.C. has developed innovative approaches to deriving income from common area space. We have also resolved disputes regarding right to the use of various spaces, construction defects and defaults by sponsors and other unit owners.
Cooperative Law
Our practice of Cooperative law includes all aspects of representing coop boards. This includes reviewing and proposing amendments to proprietary leases, house rules, and by-laws. We represent boards in negotiating and preparing contracts with all service and repair companies, such as those involved with exterior repairs, window replacement, elevator modernization, and all others. Schechter & Brucker also represents boards when refinancing their underlying mortgages, or when obtaining lines of credit.
Schechter & Brucker, P.C. has extensive experience in enforcing leases and in drafting corporate rules and policies on all coop issues, including subleasing, alterations, repairs, guests, etc. We have negotiated and compled sales of hallway, roof and other common area space.
Landlord/Tenant Law
Schechter & Brucker, P.C. is well experienced in the field of Landlor/Tenant Law. Our attorneys have litigated various causes of action, including nuisance claims by our coopertive housing clients, and "Pullman" actions against tenant/shareholders.
Real Estate Law
Schechter & Brucker, P.C. has represented sellers and purchasers in various types of real estate transactions. Our attorney's handled the sales of shopping centers, cooperative apartments, condo apartments, rental buildings, etc. We have represented mortgagees of various real estate, and have represented both landlords and tenants in commerical leasing transactions.
